A downtown rebuilding itself in real time

Downtown Jacksonville wraps both banks of the wide, slow St. Johns River, and the whole point is the water. A free monorail, a little on-demand water taxi, and miles of Riverwalk knit the Northbank’s historic towers to the Southbank’s park-and-fountain side, so you can spend a whole day here without ever sitting in traffic. Cross a bridge on foot, hop a boat, ride the Skyway, and the city unspools in skyline-and-river panoramas the entire time.

Fair warning: this is a neighborhood mid-glow-up. A brand-new Riverfront Plaza is rising where the old Jacksonville Landing once stood, the Jaguars’ Stadium of the Future is under construction, and a couple of longtime hangouts have closed. Expect cranes and detours right alongside the dolphins and the sunsets. If you’re the kind of traveler who likes river breezes, skyline views, a riverfront steak or a rooftop margarita, and doesn’t mind a city that’s visibly under renovation, Downtown rewards you. Walkers and water-lovers, this one’s yours.

It pairs naturally with the historic blocks just up- and downriver, so build it into a bigger loop with Riverside & Avondale to the west and Historic Springfield to the north. For the full lay of the land, start at the neighborhoods hub.

Friendship Fountain & St. Johns River Park

The restored Southbank centerpiece, freshly back after a major overhaul. The jets run all day, and the real show is after dark, when music-synced light displays light up the water in the evenings (the schedule shifts, so check current show times). It’s free, it’s lovely, and it’s the easiest way to fall for the riverfront.

Northbank & Southbank Riverwalk

Miles of waterfront boardwalk line both sides of the St. Johns, with near-constant skyline and river views and plenty of benches for watching boats slide by. To swap banks on foot, cross the Main Street or Acosta bridges — both are walkable and both deliver that postcard skyline shot.

St. Johns River Taxi

Little boats hop the river between the Northbank and Southbank docks — the most fun way to cross. Text 904-860-TAXI to call a pickup. On Jaguars game days they add boats and sell a $20 all-day pass, which beats fighting for stadium parking by a mile.

UNF’s downtown contemporary-art museum, right in the Northbank core. Open Tuesday through Sunday, and free every Saturday — plus free during the monthly Art Walk, which makes it an easy add to a gallery night.

Riverfront Plaza

The reborn site of the former Jacksonville Landing on the Northbank. Phase 1 opened in late 2025 with a rooftop playground, an event lawn and a fresh segment of Riverwalk; a beer garden and more are coming in later phases. It’s the clearest sign of downtown’s comeback — and yes, there’s still construction around the edges.

First Wednesday Art Walk

A free, self-guided gallery-and-street crawl across the Northbank on the first Wednesday of each month, 5–9pm. It centers on James Weldon Johnson Park (the park you may remember as Hemming Park) and Laura Street, with galleries, makers and music spilling onto the sidewalks. EverBank Stadium

Home of the Jacksonville Jaguars, currently in the middle of its “Stadium of the Future” renovation and playing at reduced capacity. One heads-up worth planning around: the adjacent Daily’s Place amphitheater is dark through the construction, with no concerts expected until roughly 2028. Check before you build a trip around a show there.

Cowford Chophouse

Downtown’s marquee steakhouse, set inside a beautifully restored 1902 bank building. Come for the Wagyu and the raw bar, or skip dinner and head straight to the rooftop bar (opens at 4pm) for cocktails and a wide-open view across to the Southbank skyline. It’s the closing move on a perfect day down here.

A Southbank seafood landmark housed in a striking Frank Lloyd Wright–inspired building right on the water. Order the macadamia-crusted mahi or the spiced ahi, grab a seat near the deck, and keep an eye on the river — dolphins put on a show here more often than you’d think.

A small, design-forward museum store stocked with art books, prints and locally made goods. Worth a browse even if you skip the galleries upstairs — it’s a great spot for a gift that isn’t a fridge magnet.

Getting around: Driving in is easy — Downtown has 48,000+ public parking spaces, on-street parking is free after 6pm and all weekend, and the garages near the cores are cheap. Park once and get around for free: the climate-controlled Skyway monorail runs Monday–Friday roughly every 4–8 minutes, and the new, free NAVI autonomous shuttle links the museums, parks and Bay Street. For river crossings, the St. Johns River Taxi handles the rest. One thing to expect: construction detours around the stadium district and the Riverfront Plaza work on the Northbank.

A perfect day downtown

One easy loop that uses the bridges and the boat instead of the car — start on the Southbank, end with cocktails over the river.

  1. Morning on the Southbank. Start at Friendship Fountain and stroll the Southbank Riverwalk for skyline-across-the-water views. Time an early lunch — or a little dolphin-watching — at Chart House right on the water.
  2. Catch the water taxi. Hop the St. Johns River Taxi across to the Northbank, landing near Riverfront Plaza. Walk through the new park and follow the Northbank Riverwalk along the water.
  3. Into the Northbank core. Head up to MOCA Jacksonville and James Weldon Johnson Park, browsing the galleries. If you can, line this up with the First Wednesday Art Walk for the full effect.
  4. Bay Street break. Wander the Bay Street blocks for a casual bite and a local craft beer at Spliff’s Gastropub.
  5. Sunset to close it out. Cap the day with cocktails on the Cowford Chophouse rooftop, watching the lights come up over the river and the Southbank you started on.
